How To Keep Real Estate Investing Leads Coming In

A constant supply of leads is necessary to be successful in the real estate investing business. These are the leads that become closed deals whether they are motivated sellers buyers or private money lenders.

So how can you ensure you have a constant supply of leads for your business?

1) Target your leads

This is the first thing to do. It is important to decide who you must reach for your business to succeed. If you are a wholesaler, the neighborhoods you target will likely be older. The price range is likely to be medium range.

If you target owner financed properties, then you will probably target properties that have no mortgage. Similarly if your target is subject-to deals, then you will look for properties that need little or no repair.

Unless you narrow down your market, you are likely to waste a lot of time following the wrong leads, and money marketing to the wrong people.

2) Polish your marketing message

Your marketing message must be enticing enough to convince your prospects to call you or sign up with you.

It does not matter which method of marketing you use – your message must command instant attention, convince to fulfill their needs and provide a call-to-action that forces them to sign up on your real estate investing website or give you a call.

3) Use multiple marketing systems

How do you get your message to your prospects? There is no single method that is all-ultimate when marketing to your prospects. The response to each method will vary from month to month.

It is therefore necessary to use all available methods – letters, post cards, online advertising like Craigslist, bandit signs if they are allowed in your area, newspaper classifieds, TV, radio, etc.

Your leads will keep coming from all directions; when one method may produce a lot of leads now, another one might do better tomorrow. A combination of all marketing methods will keep the leads coming even thought you may have a favorite method.

4) Capture and manage your leads efficiently

So where does your call to action in your marketing message take your prospects?

At the very least, you must send them to your real estate investor website and give them a phone number to call.

People that end up on your real estate investor website will be pre-educated and converted from cold leads to people that do business with you. A well designed and laid out website delivers deals that are fully pre-negotiated and pre-screened, requiring only a few minutes of your time.

A good real estate investor website also has an inbuilt marketing system, that automatically follows up with people who have not converted into motivated sellers. These leads are converted into real sellers without any input from you.

Those that just call will still have some un-answered questions that you have to answer; you cannot avoid this.

5) Analyze your marketing

If you have no idea where your leads come from, you will lose money in marketing to the wrong people and waste time talking to the wrong people.

Analyze your marketing and source of leads and you will have profitable leads coming in all your round.
